Located along the Deschutes River on the west side of Bend, this house was built on a lot that previously held an irreparably dilapidated mill cottage. The property is located in a riparian zone, meaning along a riverbank, and required extensive work with the local planning jurisdiction. The design displays a modest floor plan including a main living space, laundry, office and single car garage on the main floor, and three bedrooms on the second floor. The basement contains a spacious gear storage room with a bathroom and direct access to the river.
The clients were dedicated to building a durable, energy efficient, and environmentally friendly home in which to raise their family. The house was designed to be extremely energy efficient with low u-value fiber glass windows, staggered stud 2x8 exterior walls, high-value unvented roofs and a super insulated basement slab with hydronic heat. The exterior materials are comprised of a mix of regional cedar, salvaged beams, metal roofing and stucco. Being located in a central part of town, this Deschutes riverfront home enables the owners to own a single vehicle and either walk or bike for their daily errands and commutes.
